I contacted Jim Lepine (Fore Front Home Inspections) to inspect our house and take samples to assess for possible mold. I chose him because he is independent from mold remediation companies and contractors. It was a wise choice in the end.
Jim took me around the house and showed me a number of things that needed to be repaired or improved. He explained things clearly in plain language and took the time to answer all my dumb questions without any condescension. He even came back a second time to answer follow up questions.
He then documented everything (e.g. foundation crack, need for roof flashing, need for regrading of soil) in an emailed report with photos and recommendations.
He took air samples for mold testing and let the machine run for the required time even though it meant extra time for him. Luckily for us the tests came back negative.
Jim is highly knowledgeable, professional and courteous. My overriding impression was of integrity.
Obviously, I wouldn't hesitate to recommend him. For the record, I have no financial or other conflict of interest.

​Jim, I reviewed your report this morning and did not offer you my own heartfelt gratitude for the work that you did, as well as keeping us extremely informed about your scheduling when the  time was of the up most importance to us.  I meant to email you personally as well today to thank you, but Mike beat to me it.  
I was indeed extremely impressed with your report.  It was thoughtful and thorough. I would be pleased if you would include a comment on your websites that as a potential buyer, this was the best money that we ever spent in advance of firming up a deal.  I thought I was aware of many potential pitfalls connected to the house however, just on our initial viewing I did not take into account the grading issues, and potential soundness of fireplace as well as some pretty major potential structural issues. 

When the seller said they would provide a “safe and sound certificate from a structural engineer” I was not slightly mollified, but not truly convinced.
On a side note, I have already contacted our own agent and informed her that while I recognize a Power of Sale provides no “warranty or representation” after the fact, that it does not give the listing agent and the vendor an outright license to lie to people. 
It took a simple search to discover the property has a block foundation (not poured concrete as listed).  There was no mention of the infilled pool or what exactly happened to the septic tank even though they the power of sale owner was likely aware of these occurrences at the time.  The Power of Sale guy appears on the title search that I conducted and financed this property 100% back in about 2012.  
He knew then at the time, or must have known what problems were lurking. I asked my lawyer to do the title search when we signed, and the report came back to us Thursday before we met.  I was literally sick to my stomach before we arrived on Saturday. 

The first words out of your mouth confirmed my fears.  You said just walking up to the property I can tell you already that the grading is all wrong. I thought this has to be the work of the Power of Sale Guy, since as we saw, the owner(s) simply must have not given much of a crap.  I think it was a big part of the lipstick cover up.  To claim that the foundation is poured and overfill the dirt surrounding the property is just simply wrong. 

Sad that this vendor decided to put lipstick on a pig.  I knew when I saw the kitchen and bathroom tiling and plugs that the work was less than standard. How cheap could you possibly be though to rip a bathroom totally apart and then not bother to replace one sheet of subfloor?  Without a doubt the ceramic will be totally cracked and broken in both bathrooms (side by side) in less than six months and the leaking toilet falls the risk of falling into the basement.   

Suffice to say, I think your services are more than well worth it, and we could use all the upfront material we can

"We took your recommendations and got an engineer in to inspect the roof on Thursday. 
He did recommend that we shore up some supports along the middle ect. He said it might cost $3,000 - $5,000 to get this work done and based on that we negotiated $5,000 off the purchase price!
